Florida eRecording Frequently Asked Questions

Please reach us at info@thenotarycansigning.com if you cannot find an answer to your question.

No. Your deed must already be properly prepared before submission. The NotaryCan does not draft deeds, select which type of deed you need, perform title searches, or provide legal or tax advice. Please consult a Florida attorney if you need help preparing or choosing a deed.

Yes, if the deed is eligible. We can coordinate the Remote Online Notarization, arrange witnesses when appropriate, and electronically submit the completed deed to the Florida county where the property is located.

Not always. County participation, document eligibility, and submission requirements vary. We’ll confirm whether electronic recording is available before accepting your request, but the county clerk makes the final decision.

Processing times depend on the county, document type, and clerk workload. We monitor the submission and send you the recorded copy after acceptance, but we cannot guarantee same-day recording.

We’ll notify you of the reason provided by the clerk. We may help with administrative submission issues, but changes involving the deed’s legal language, ownership, title, or taxes must be handled by the document preparer or an appropriate professional.
